Polyaspartic Coatings
in Inniswold
Garage floors for Inniswold houses whose slabs have been painted two or three times already. We grind every old layer away, repair the settlement cracks, and finish with a flake broadcast under a clear polyaspartic topcoat. The family stays home, the cars spend a couple of nights in the driveway, and the bay takes vehicles again at 48 hours.
Garages That Have Outlived Three Paint Jobs
The typical call from Inniswold is a garage that has been through several owners. Somebody rolled on gray porch paint decades ago, somebody else covered it in tan, and the last owner tried a kit that now lifts in patches right where the tires park. Underneath all of that is a slab that has settled for years and cracked along the way. The owner wants it done once, properly, with a floor that holds up to the standard of the rest of the house.
None of those old layers can stay. A new coating holds only as well as the surface it grips, and paint on paint on a slick slab is the weakest bond in the building. We diamond grind the whole floor until every generation is gone and the concrete is open, then run a bond test before any system goes down. Old paint, sealer and tile mastic all add grinding hours, and we count those hours at the walk so they never turn up later as a change order.
Then come the cracks. Settlement cracks get chased out to sound concrete and filled with a structural repair resin. Control joints get treated according to whether they still move, and spalled edges near the overhead door get rebuilt flat.
Cabinets go in after the floor, never before. If storage is part of your plan, we coat the full bay first so the finish runs under every cabinet base and nothing gets cut around later. An empty garage also grinds faster and comes out cleaner.
The Family Stays Home, the Cars Sleep Outside
Nearly every polyaspartic garage we coat in Inniswold gets done with the household living there, and the system suits that. The resin cures in hours, so each stage moves along quickly, and the odor window stays short with ventilation staged at the open door. Most families never leave the house.
What you give up is the garage for a stretch. Older slabs carry more prep than new ones, so plan on the cars sleeping in the driveway for two or three nights while we grind, repair and coat. Walking comes back first. Parking comes back at 48 hours. The one-day install you may have read about is real, and it covers standard garages with sound concrete. A slab with three coats of paint and a crack map takes longer, and your written schedule shows exactly how much longer.
You do not need to empty the attic for us. We move only what you want moved, and anything you would rather handle yourself just needs to be out before the first morning.
What Goes Down Once the Paint Is Gone
After the grind and the repairs, the stack is short. A primer picked off the moisture reading goes first, because older slabs in this part of the parish frequently sit on no vapor barrier and can read damp. Next comes a polyaspartic base coat, a broadcast of flake or quartz into it while it is still wet, a scrape and vacuum of the loose material, and a clear polyaspartic topcoat that cures in four to six hours.
The flake is what makes an old garage easy to live with. A full broadcast of gray, black and white chips breaks up the surface, so the eye stops reading dust, pollen and the gray film tires leave behind. A solid color shows all of that between sweeps. The chips also give the topcoat texture, which matters at the door where rain drips off a car and somebody steps out carrying groceries. Quartz is the pick when you want more grit underfoot.
Blend samples come with us to the walk and go down on your slab with the overhead door open, next to your brick. A chip mix chosen under store lighting rarely reads the same once it is at home.
Summer Tires Coming Home Hot
After a long drive in Baton Rouge heat, the tread pulls into the garage hot and a little tacky. On a coating that is soft, or one rolled over old paint, that heat grabs. The tire cools overnight, shrinks, and pulls a disc of coating up with it. It is the most common thing we get called out to see on kit floors, and the lifted spots line up with the wheels every time.
A full grind and the right clear stop it. The grind gives the system a mechanical grip in open concrete instead of a film of old paint. The polyaspartic topcoat stays hard through the swing from a shaded bay to a sun-loaded driveway apron, and it is UV stable, so the strip by the open door keeps its color where straight epoxy would yellow.
A coved edge turns the floor up onto the wall, so the joint where slab meets wall is sealed and wipes clean. Water from a hose-down or a wet car has nowhere to go but back toward the door. On an older garage it also covers the ragged line left where decades of paint used to stop.
Keeping Grinder Dust Out of the Kitchen
An attached garage shares a door with the house, and sometimes a laundry room or mudroom sits right behind it. Old paint ground to powder is the last thing anyone wants on the dryer. Our grinders run shrouded, pulling dust straight into HEPA vacuums at the tool, and the door into the house gets masked before the first pass. What gets past a setup like that is a wipe-down at the end of the day.
It is a different process from the rental-grinder weekend, where an open machine throws paint dust across every shelf in the bay. Each evening the garage gets swept and staged for the next morning, and arrival windows are confirmed ahead of time. At the end you walk the floor with the crew, and the punch list gets dated before the balance is due. Straight Answers on Recoating an Older Garage
Our floor has a peeling kit coating over old paint. Can you go over it?
No. Every layer comes off first. We diamond grind until the concrete is clean and open, then run a bond test before the new system goes down. Coating over loose paint just moves the peeling onto a more expensive floor, and the grinding hours are already counted in your price.
How long before we can park in the garage again?
Forty-eight hours after the topcoat goes down. On an older slab, expect two or three nights of cars in the driveway once you count grinding and crack repair. You can walk on the floor well before you can drive on it, and your written schedule spells out each day.
Will the old cracks show through the new floor?
Settled cracks are chased out, filled with a structural resin and ground flush, and a full flake broadcast hides those repair lines well. A crack that is still moving can mirror through over time, which is why we treat working joints differently from cracks that have stopped.
Does the grinding dust get into the house?
Very little. Shrouded grinders feed HEPA vacuums right at the tool, and the door into the house is masked before we start. What escapes is a wipe-down. If the garage has another opening into the living space, point it out at the walk and we mask that one as well.
Why flake instead of a solid color on an old slab?
Flake forgives. The chip pattern hides dust, pollen and tire marks between sweeps, and it adds texture near the door where water drips off a car. A solid color shows every speck. On an older floor, the chips also help disguise the crack repairs we ground flush.
Do we have to leave the house while you work?
Usually no. Polyaspartic cures fast, so the odor window is short, and we stage ventilation at the garage door. Most Inniswold families stay home through the whole job. If someone in the house is sensitive to smells, plan the coating day around an afternoon out.
